February 2025 Market stats
Alameda market trends for single family homes. Prices in January are reflective of sales that originated in December, which is peak holiday season and the biggest slump in the real estate market. Homes average 14 days on the market before accepting an offer. It is still a strong seller’s market and all signs point to a price surge upcoming in the spring and summer.
Alameda Price Comparison Over the Years
This reflects the medial single family home property value over the years in Alameda. 2022 may have been the last of the 4% or less interest rates for now, but at 6-7%, the market is still going strong. With an average home value hovering around $1,400,000, many home owners are seeing great earnings to cash out now.
Alameda House Prices over last 3 Years
This graph is telling of the market trends through the annual cycle. Closed sales are reported approximately 3-4 weeks after the offer was accepted. Knowing that any given month’s market activity will be reflected on the following month’s sales reports, the Spring is the most active time of year and historically yields seller higher dollar amounts for their home sales than other seasons. Just look at the jump from this past January to February for sales prices?!
